Since 1 May 2026, section 21 has gone, tenancies roll on month to month, and rent can rise once a year using Form 4A with two months’ notice.

Landlords with over £50,000 a year of property and self-employed income now send HMRC quarterly updates. The threshold falls to £30,000 from April 2027 and £20,000 from April 2028.
